What is your Application Fee?

Our Application Fee is $50 per person over the age of 18 and is nonrefundable. 

What is your Administration Fee?

Our Administration Fee is $150 per apartment and is nonrefundable. This allows us to secure the apartment until your scheduled move in date. 

What Lease Terms do you offer?

We offer 7-15 month lease terms. Pricing may vary based on length of lease.

Are there any additional monthly fee's?

Yes. Our Valet waste, pest control, and credit monitoring service is $42 and our Cable Package is $47. 

Do you require a security deposit?

We work with a 3rd party company called Rhino. They allow you to pay a small monthly fee throughout your stay that will cover and damages or repairs needed when you move. We do not take a security deposit at move in, we utilize Rhino throughout your entire lease. Allowing your move in costs to be lower!

What is your pet policy?

We are pet friendly at Oakleaf Village! All pets are required to complete our Pet Screening profile which requires vaccination records, medical records, etc. We do have breed restrictions on the following breeds:  Doberman, Chow Chow, Siberian Husky, German Shepherd, Great Dane, Alaskan Malamute, Akita, Rottweiler, Pit Bull, American Staffordshire, American Pit Bull, Staffordshire Bull Terrier

What are the Pet Fee's and Charges?

We allow two household pets per Apartment Home. The non-refundable pet fee is a one time charge of $200. The monthly pet rent is $20 per pet. 

What qualifications does your application require?

Our application screens your credit and criminal background. We also required income and employment information, along with proof of income. Proof of income can be shown through pay stubs, W2, and offer letters. Any specific questions not answered can be directed to the leasing office.

Am I required to have Renters Insurance?

Yes, every Apartment home is required to have a renter's insurance policy with liability up to $100,000. Oakleaf Village offers renters insurance through our system provider Entrata for $11 a month, please note this insurance policy does not cover personal belongings. 

How are Utilities paid?

Both water and electric is paid by the resident. Water is paid to the Town of Lady Lake and electric is paid to Duke. 

What kind of payments do you accept for rent?

We accept online payment, cashier's check, and money orders. 

What is your guest policy?

Guests may stay in the apartment for 3 days. Anything after that needs to be discussed with our Management team.

What Amenities do you have?

Oakleaf Village has a fully equipped fitness center, a fitness on demand studio, a resort style pool, grilling and picnic areas, and an onsite dog park!

Is there storage on site?

We offer private garages starting at $110.00.
